| a
new master bath for
this historic 150 year old home
This
old house in East Greenwich is home to a very nice couple who
wanted to renovate their master bath, create a walk-in closet,
and address some structural problems in their historic home.
Part of their house got an "exteme makeover".
Although
this couple is considering moving in a few years, they realized
that this bathroom was going to kill the resale value of their
home. The master bath was a little embarassing and off-limits
to guests. Now that the renovation is complete, we are all
convinced that the master suite will sell the house!
It is the piece de resistance for the tour of the home.
Best of all, they get to enjoy it while they live at
the house, and they do.
The
history:
Unfortunately, before their tenure, the
old bathroom had a couple of poor attempts at a remodel.
The bathtub was leaking into the room below, and the pedestal
sink was wedged in between the tub and the toilet. Despite
its almost 100 square feet of space, all the fixtures were jammed
onto one wall and there was hardly any convenient storage.
Most of the space was unutilized; and the space that was
used was definitely cramped. And even though there were
two windows, the bathroom was dark.
Before
Brusco lifted a hammer, we showed our clients what the new bathroom
would look like with a
3D computer model. Although the basic layout worked
from the beginning, we went back and forth several times until
everyone was happy with the design. We also scheduled a
visit to another client's
home where we had done a
similar project a few years prior. Notice
how the
concept is virtually identical to the
end results.
Brusco
Design & Renovation took the bathroom back to the studs (2x4's
in the wall) and joists (2x10's in the ceiling and floor) and
gave this tired, dysfunctional bathroom a complete overhaul.
Our clients have a new, luxurious, Art
Deco style master bath now. Although we removed a window,
the bathroom is better lit than ever before with lights above
the vanity and shower. For the remaining window, we custom-made
the trim to match the rest of the master suite. The classic
style of this new bathroom fits their beautiful historic
home.
Something
that you wouldn't expect is the cabinet over the towel rack to
the right. It looks
like a medicine cabinet, but in fact, it's 14 inches deep
to give the clients more bathroom storage. We stole space
from the adjoining master closet; we had room to spare in
the closet. The few inches that were left over in this area
on the closet side of the wall were turned into a custom
tie-rack for the gentleman. A laundry chute connects
the bathroom to the laundry room below.

A
new walk-in master closet
The
master suite had only one small closet — a common problem
in older homes. Brusco Design & Renovation moved
the laundry to the room directly below the bathroom.
We then turned what was the laundry room into a spacious, walk-in
master closet with organizers similar to those used by California
Closets®. You will
notice a custom
tie-rack — that is a shallow space on the opposite side
of a 14-inch deep "medicine cabinet" in the master bath.
The
two levels are linked by a laundry chute to make matters more
convenient. In the laundry room, we created built-in shelves
and custom-made the door and window casings to match the rest
of the room.
